Planned Maintenance Schedules and Outcomes

Building safety involves everything we do within our properties to keep your building, shared spaces and your home safe.

The day to day management and maintenance schedules include:

Fire detection and alarm system; Sprinkler systems; Emergency lighting; Fire doors; Fixed electrical installations; Portable appliance test; Fire smoke dampers; Dry risers; Firefighting lift; and Fire Risk Assessments

To keep you safe and meet our obligatory requirements, our operations will be based around the below:

  • Risk Item 1 – Heating & Ventilation (including Gas Safety)
  • Risk Item 2 – Fire Safety (including FRA)
  • Risk Item 3 – Electrical Safety (including EICR)
  • Risk Item 4 – Asbestos Management
  • Risk Item 5 – Water hygiene (including Legionella)
  • Risk Item 6 – Mechanical & Lifting Equipment
  • Risk Item 7 – Communal/Shared Spaces

As part of our legal responsibilities as your landlord, we regularly seek different ways to enhance keeping you and your home safe.

Planned inspection, maintenance and testing procedures will be undertaken at regular intervals, as identified below:

  • Weekly – alarm test to ascertain operating in all areas and panel has no faults
  • Monthly/Quarterly – maintenance and inspection fault finding and servicing
  • Annual – full maintenance, inspection and service
Sprinkler systems BS9251:2021
  • Weekly – test of operating system and visual check
  • Annual – full maintenance, inspection and service
Emergency lighting BS5266-1:2016
  • Daily – visual only diode illuminated
  • Monthly – 15 minute battery test
  • Annual – full drain test
Fire doors
  • Daily – visual check
  • Weekly – closing
  • Six-monthly – Intumescent strips and seals
  • Annual – full maintenance, inspection and service
Fixed electrical installations
  • Five-yearly
Portable appliance test
  • Guidance only for fixed and movable appliances
  • No more than two-yearly
Fire smoke dampers
  • Weekly – operating test
  • Annual – full maintenance, inspection and service
Dry risers (BS9990:2015)
  • 6 monthly – pressure test
  • Annual – inspection and service
Firefighting lift (BS8519:2020)
  • Quarterly/six-monthly – inspection by a competent person
  • Six-monthly – insurance inspection
  • Annual – inspection by a competent person

We are all responsible

How you can reduce the risk of fire in your home and building:

  1. not making alterations to the flat entrance fire door without permission;
  2. consulting with us before undertaking any alterations in your home that would change the layout and could compromise fire safety arrangements;
  3. smoking in a safe place and fully extinguishing cigarettes afterwards;
  4. never using BBQs and patio heaters inside buildings, on balconies, or near any flammable material;
  5. keeping any communal fire doors closed;
  6. being respectful of neighbours and keeping communal areas clear of items such as bikes, prams, and mobility scooters;
  7. knowing what to do in the event of a fire in the property or another part of the building – click here.
  8. checking smoke detectors in your home are working at least once a month;
  9. contacting us if your living circumstances change meaning you may not be able to self-evacuate in the event of a fire or changes the household members;
  10. reporting any issues to Barnet Homes/Opendoor Homes, particularly if you feel it is a fire safety concern;
  11. allowing access for inspections of vital fire safety equipment, including fire doors, smoke/heat/carbon monoxide alarms, and sprinklers (both tenants and leaseholders);
  12. leaseholders ensuring their property has valid gas and electrical safety certificates, and tenants giving access to Barnet Homes/Opendoor Homes operatives to meet this requirement.
