1-24 Kemp is a High-Rise Residential Building with seven floors, consisting of 24 self-contained flats. There are no flats located on the ground floor as this is occupied by a commercial unit (medical centre), with four flats located on all floors above the ground floor. Each level consisting of 4 flat entrances, a dry riser cupboard/outlet, electric intake cupboard, lift entrance and waste chute facility, within a protected lobby off the stairwell. The lift and main staircase is shared with the attached/neighbouring block ‘March House’. The premises is provided with two protected staircases each leading to a final exit on the ground floor. Entrance doors are fitted with a door entry/ intercom system fitted with a trades access button and drop key facility. There is no common parts fire alarm system fitted only individual flats. No smoke ventilation system is fitted to the building, however, there are windows within the stairwell and on landing areas that can be opened to facilitate natural ventilation. The flats have a LD2 system installed as a standalone system. The premises is fitted with two staircases, each leading to a final exit. Staircase A leads away via the main entrance, and staircase B exits to the Ground floor, near to the bin storage room with the two x passenger lifts (FF Lifts) are within the lobby area in the lobby to rear of the rear of the block. 11 Fireman’s switches have been fitted adjacent to the two lifts. A dry riser is provided with the inlet located externally near the main entrance. The lift motor room is located on the flat roof.
The Building was built in 1960’s. Reinforced concrete and brick construction, with a part pebble dash render finish with external balconies to the front and rear of the building, flat roof construction, uPVC window frames, solid internal ceilings, walls, floors, and stairs. There are two stairways constructed of reinforced concrete, a non-slip surface and supported by fixed handrails. Lobbied at each floor level with FD60S door sets, self-closing devices, and vision panels. There are also two lift shafts. The final exits are on the ground floor with one to the front of the building the main stairwell A and the stairwell B exits to the Ground floor, near to the bin storage room. On the ground floor the bin room was incorporated into the building structure but accessed via external doors to the side. Top floor plant level and lift motor room.
All elements of structure for the block will afford 60 minutes fire resistance on the basis that this building is over 30m in height. All floors are constructed as compartment floors with a minimum of 60 minutes fire resistance. Each apartment is fire separated from the common corridors and each other by construction having a minimum fire resistance of 60 minutes. Each apartment front door is a fire door equipped with a self-closing device and providing a minimum of 30 minutes fire resistance with smoke resisting seals included (FD30S). Internally within each apartment the entrance hall that connects each room to the main entrance door is constructed as a protected hallway achieving a minimum of 30 minutes fire resistance with FD20 doors (no self-closers or smoke seals are needed).
