At ground floor level the block is composed of two apartments, the main core entrance and ancillary plant, bin, and bike storage. On the upper floors, the accommodation is solely residential apartments.

All elements of structure for the front block will afford 120 minutes fire resistance on the basis that this building is over 30m in height. All floors are constructed as compartment floors with 120 minutes fire resistance. Each apartment is fire separated from the common corridors and each other by construction having a minimum fire resistance of 60 minutes. Each apartment front door is a fire door equipped with a self-closing device and providing a minimum of 30 minutes fire resistance with smoke resisting seals included (FD30S). The exception to this being at ground floor level where the separation will afford 120 minutes fire resistance with FD60S self closing doors. Internally within each apartment the entrance hall that connects each room to the main entrance door is constructed as a 11 protected hallway achieving a minimum of 30 minutes fire resistance with FD20 doors (no self-closers or smoke seals are needed).

The apartment common staircase (firefighting staircase) is separated from the accommodation and corridors by a minimum of 120 minutes fire resistance with FD60S self-closing doors. The associated firefighting lift affords 120 minutes fire resistance with FD60 lift landing doors. All passenger lifts in the building also affords 120 minutes fire resistance with FD60 doors. All discharge corridors from the staircase to the final exits at ground level will maintain the fire resistance of the staircase themselves (i.e., 120minutes fire resistance). All service risers are constructed as protected shafts having a minimum fire resistance not less than that of the elements of structure. All service riser doors have a fire resistance equal to half the period of fire resistance for the service riser shaft (no self-closers are needed).

The firefighting shaft is protected where the compartment walls for the firefighting shaft meet the external walls a 500mm zone to one side of these wall junctions are fire rated to at least 120 minutes fire resistance to assist with protecting the firefighting shaft.

360 building view (external link)

Building type: Purpose-built multi-storey, multi-occupied residential building

Height (approx): 13 storeys – over 30 metres to the highest occupied floor

Accommodation description

Ground: Entrance, lift lobby, refuse store, plant and two flats

1st – 12th floor: Four flats per floor

Is the building mixed-use?: No

Number of cores: 1

Structure/construction: Concrete.
