There are some circumstances when we might ask you to move. These include if:
-
we need to carry out major work to repair or modernise your home
-
your home is designed for someone in a wheelchair or who has mobility problems and you do not need this type of property
-
you succeeded to your tenancy but your home is too big for you
-
your home is leased from another landlord and the lease is coming to an end.
If we ask you to move, we will explain why and give you as much notice as we can. We will discuss your rehousing choices and make sure we keep you informed. We will assess what size of home you need and try to offer you the sort of home you need in the area you choose.
Compensation
If we ask you to move because we need to do major repair or improvement work, you will be entitled to a disturbance payment. This is to meet reasonable moving expenses and other expenses such as:
-
redirecting mail
-
disconnecting and reconnecting cookers or other appliances
-
alterations to carpets and curtains.
If you move temporarily, you will be entitled to a disturbance payment for both the moves to and from your temporary home. Charges will be made for both homes but we will help you apply for housing benefit for both properties. If housing benefit cannot be paid for both homes, you will be responsible for the charges for your temporary home. Barnet Homes will pay the charges for the home where the works are being completed. If the charges for your temporary home are higher than that of your usual home, we will credit your account with the difference.
Sometimes we may need you to move permanently because of repairs or modernisation. You will then qualify for a home-loss payment if you have held your tenancy for more than a year. This is to compensate you for the distress of giving up your home. We work out the amount you get following rules set by law. We will tell you about this if this happens.
Regeneration
If you live on an estate which has regeneration plans, we will give information about these and details of how they might affect you before work starts.
