Major repairs, improvements and external decorating Leaseholders have to pay for major repairs, improvements and external decorating. This is on top of and separate from your annual service charge. It is important to understand that costs can be substantial, and some types of property are more expensive to maintain because of their design and features.

For large jobs we will give you an outline of the work and an estimate before getting final prices.

We often hold local meetings to talk about the specification and plans, and give you the opportunity to talk to consultants and contractors.

You will get a specification of all work planned for your block, you can inspect the fully priced specification submitted by the successful contractor.

Before work starts we will give you a booklet outlining the work, contact names and telephone numbers in case you have a problem.

We will ask your views on the standard of work.

When the work is nearly completed, the Consultant Surveyors will certify that the work has been carried out to a good standard and according to the specification. At this point we will send you an interim bill. You need to pay this as soon as you receive it.

It will be six months or more before we send the final bill. Any additional money due at this stage is normally quite small. You must pay this bill immediately.
